002 // Stunning Home Presentation
Presentation of your home is key. Our team will assist you to prepare your home for sale. This may include cosmetic updates, de-cluttering, making repairs and staging. We will also gather important property documents and help you complete required disclosures.
003 // Telling the Story of Your Home
I collaborate with our extraordinary team of in-house marketing professionals and content creators to present your home in the highest light. Our team will create marketing materials, including elevated photography, a home narrative, distinctive signage, a unique marketing plan to maximize global + national exposure, curated collateral, digital eflyers, digital newsletter + open house tour, floor plans, and a property website,
004 // The Pricing Strategy
The first week on the market is critical in regard to pricing. Pricing a home too high can extend time on the market, and pricing too low can lead to leaving money on the table. We will work together, using an in-depth pricing analysis, to determine the right price for your home.
005 // Home goes live on the market!
Your listing goes "live" in the MLS and online! All marketing is published and your home is ready for showings.
006 // Showings & Open Houses
Buyers will tour your home with their agent or someone from our team. We may hold broker, neighbor, or public open houses.
007 // Review Offers
When offers come in, we'll review the price and terms together and I will negotiate on your behalf to ensure you get the highest price and reach the closing table on time.
008 // Inspections & Due Diligence
Buyers will complete their inspections and review property disclosures and other due diligence documents. If they request credits or repairs, I'll negotiate on your behalf and coordinate any necessary repairs.
009 // Appraisal & Title Search
A title search is completed, and the lender orders the appraisal. I work with the title company to address any issues that arise during this process. I'll share pertinent information with the appraiser to highlight the value of your home.
010 // Closing Preparation
Final repairs are made, boxes are packed, and movers and cleaners are scheduled. I'll review the final closing numbers and documents with you and prepare for the big day.
011 // Closing Day!
The final step! Documents are signed, keys are exchanged, and closing funds are wired to your account. You cancel or transfer your utilities and homeowners insurance, and move to your next home. Our team remains available to assist you even after the sale—whatever you need!
